Simply put, selective breeding. This is not something that can be answered here. Genotype, phenotype, hardiness, parentge, conformation, faults, strong points, etc., etc, etc.

A farmer will decide what crop to go based on where they live (topography, climate, soil), what the future markets may be for a particular crop, what to grow the crop for, how much should be grown, and whether the equipment that farmer has is sufficient to grow that crop. A farmer will usually grow what is in highest demand for their markets and location, what is most commonly grown in his/her area, and/or what they have grown in the past. For instance, a farmer that has grown corn the year before might decide to grow corn again. Or, if the soil is depleted in nutrient sources, the farmer may decide to utilize crop rotation and grow soybeans instead.

Well, you see young man, some areas in the world are just not suited for certain crops to grow within them. Therefore, a good farmer must logically choose a crop that will grow well within the area that he/she has become a resident farmer in.

Not directly. But many farmers interseed (plant amongst) a hay crop along with a grass crop like wheat or oats. The grass cover crop helps protect the hay crop while it is very young and prone to damage. When the grass crop is mature enough, the farmer harvests it and leaves the hay crop to grow on its own.
