What the landlord charges per month for the rent of the unit or property IS the landlord's gross monthly income. This is multiplied by the number of units or properties he has rented out. For example if he charges $500 per month for each apartment he owns, and he has all 30 of them occupied, then he earns 15,000 per month. Now, this doesn't all go to his pocket. He has expenses. Unless he owns the properties outright (he paid off his mortgage or bought the properties in cash), he has mortgage payments, of, lets say, about $7,000 per month, and utilities that he must pay (if the property is a single-family home or duplex he pays usually no utilities as these are paid by the tenants). He may have to pay about $30 per month, per unit, water and sewer. That's about $900 per month utilities. He may also have to pay for licensing, about $300 per year, so that's about $25 per month. Then comes maintenance and repairs. Anything left over for the month is his actual monthly income or could be his loss!
