In five years the building will be paid for and Mr. Jones will no longer owe me money. This morning, I opened the paper to learn your 82-year-old grandfather just won some money in the lottery. After taxes, he can cash out for $12 million after taxes or he can receive payments over the next 25 years totaling $30 million after taxes. I think to myself, "I have a win-win situation." So I call your grandpa and tell him, "look, don't cash that thing out yet. I am willing to swap the payments on this loan I made, which will bring you $20 million over the next five years, for your lottery proceeds." Grandpa thinks to himself, "Jim's proposal is much better for me. It will earn me more money than I would receive by immediately cashing out, and it will give me money faster than by taking the annual payments." I win because after 25 years I have $30 million.
