Probably the easiest book to read would be "Green Eggs and Ham" by Dr. Seuss.

When Dr. Seuss was first writing, a man bet him serious money that he couldn't write a book with only 50 different words. And you know what Dr. Seuss did? He wrote the whole book "Green Eggs and Ham" using only 50 words. With its repetition and short words that are EXTREMELY easy to understand, "Green Eggs and Ham" is the easiest book to read. Plus, it's one of my favorites.
