Its a thin mucus discharge from the cornea called Rheum that mixes with dust, skin cells, and such . normally Its diluted and washed away every time you blink. The absence of this function during sleep, however, results in a small amount forming in the corners.

The stuff in your eyes when you wake up in the morning, believe it or not, is mucus. Some of the dust gather up and come out as mucus.This mucus is dried after 7 up to 9 hours of your sleep because your muscles while you are sleeping relax and let some mucus seep out and dry. Because your sinus's are located near your eyes.
