There are a lot of factors to consider. Are the ceilings vaulted? what type of windows do you have? insulation in the walls? A good rule of thumb, though it does not always apply, and only if you live in So. Cali., would be to calculate 400 cfm per ton of airconditioning. you would be looking at approx. 6 tons of air or two 3 ton systems (they only make 2, 2.5, 3, 3.5, 4 and 5 ton systems). There are many avenues you could go down. I personally like "zoned" systems due to the fact, when it comes to making repairs, you are only mostly making repairs to one furnace and a/c system rather than multiple systems. You could likely go as small as a 3 ton and break it up into 3 zones, or a 4 or a 5 ton system each with 2 zones. The problem is, on the larger ton systems, when only one zone is "calling", the amount of air required to "bypass" gets to be a lot. I do not recommend bypassing air into the return, though sometimes this is a better idea than "dumping" into a large area or "unused" area.
Big
4ton
This depends on the climate of where you live. Here in Texas I need about a 4 ton system.

acdirect.com has a sizing chart- go to the site and determine the zone you live in... it's easy.
A Dodge 2500 has numerous bolts that take all sizes of wrenches.
1 square is 10 feet by 10 feet (100 sq. ft.), with 10% extra for cuts and scrap. 2500 square will cover a ranch style house, and detached garage. Need to know the pitch of the roof and if there are any gables to give a closer answer.
To cool a 3,500 square foot house, you would need a seven ton system. That would be equal to about 84,000 BTUs.
