It seems people of been seeing ghosts for as long as there have been people. The spirit world is a part of almost every culture in the world, past and present. So it is impossible to say when the first ghost was seen.
Humans have been seeing ghosts for as long as there have been humans on earth. The bible speaks of ghosts and even before that stories passed down for centuries gives us an idea how common it is.

By saying "all" that would probably make the answer a no. Ghosts may or may not be real, but to suppose that every sighting of a ghost is a ghost should be wrong.
That was prior to written history so there is no record of the first sighting.

It would have been prehistoric man. Fire would have been the first paranormal thing a person probably saw. As far as ghosts, there are ancient texts including the Bible, Koran, and other religious texts that describe paranormal sightings. But it is safe to assume that this was the case even before we had a written language, so to say specifically what the first sighting was, would be impossible.

Well a Kraken is a mythological creature, so there never was a first sighting of something that didn't exist. But it was seen in Pirate's of the Caribbean ;)
