Paranormal Activity looks so real because they used a a technique called POV filming. POV stands for Point of View. If you have a camera man in the house with the actors it would look like every other movie out there. It would look as if someone else was there with them filming this ordeal. They wanted it to seem as if this was really happening and that this couple really grabbed their camera and recorded these events with no help from a film crew.
This assumes that paranormal activity is real. In reality the majority of so called footage is faked.

Like if you were in a room and there was a high count of electromagnetic fields it might be Paranormal activity. Other things can cause a high count of electromagnetic fields though so just because it is there doesn't mean there is Paranormal activity right there right then.
