The tank may have 100 psi, but you would not want that going to a small nailer or stapler, so you regulate it down to about 35-40 for those tools.- The pressure in the tank is governed by the pressure switch which will open and shut down the pump when a set pressure is reached. This is not the same as regulating.

Yes you can actually and it's much cheaper than using compressor oil that is non detergents. The nice thing about air tool oil is you can use it for up to 7000 hours on the air compressor before needing to chang it.
The tankless air compressor is lightweight and very portable. Unlike compressor's with tanks, it is small and very convenient to store. Tankless air compressor are more designed for portable use. Keep in mind that a tankless comprssor will not be a powerful as a normal compressor.
