REIT Tax-Equivalent Distribution

This calculator will estimate the tax-equivalent distribution (TED) for an investment in a real estate investment trust (REIT). Investments in REITs are not tax free, but rather may be partially tax-deferred. TED, as set forth in this calculator, measures what an investor would have to earn on a fully taxable investment in order to match the distribution generated when a portion of a REIT's distribution represents return of capital (ROC). This calculator shows a REIT's hypothetical distribution and how ROC impacts tax equivalent distribution.

How do REITS work?

A real estate investment trust (REIT) is any corporation, trust or association that acts as an investment agent specializing in real estate and real estate mortgages (Code Sec. 856 ¶ 26,500). Many REITs, particularly the ones that are filing for bankruptcy, operate using large amounts of leverage. When the asset values (real estate) are decreasing in value rapidly, the large amounts of leverage can cause the REIT to have their liabilities outweight their assets (often illiquid) which leaves zero value to the equity. In this case it may be particularly unlikely that you will receive anything from the bankruptcy but you will need to follow the ruling from the bankruptcy court to know for sure.
