The property manager is the person that you will deal with most often when you are renting a house or an apartment. The manager’s job is to make sure that everything is working properly at your property. The manager is also engaged to make sure that you are not breaking any of the rules of your lease.

Live-In Property Management

Many apartment buildings and duplexes have live-in property managers. These managers are hired to live at the property so that they are available to tenants 24-hours a day. If you have any trouble or need any assistance, the property manager is usually just a few doors down. Live-in managers are also responsible for keeping the property neat and orderly and making sure that there are not any disruptions to the tenants who live there. Live-in property managers are usually allowed to stay in their apartments rent-free as part of their compensation.

Part-Time Property Managers

There has been a recent trend toward the use of part-time property managers at many apartment complexes. These apartment managers work in shifts during regular business hours. They are the ones who greet prospective tenants and show them around the property. They also handle any complaints from existing tenants and hire maintenance or repairmen as needed. Part-time property managers do not perform any maintenance work themselves, but they oversee the work that is done during their particular shift. Most apartments that use part-time property managers do not have anyone on-site during the overnight hours.

Property Owners who Operate as Managers

In some cases, the owner and the property manager may be the same person. This is especially prevalent in single-residence rental houses that are rented by the owner. In these cases, the owner is the person you would call if you had any sort of emergency with the property. Some owners may choose to handle the problem themselves, while others will call in the appropriate repairmen to do the work. Owner managers are typically open to being contacted any time of the day or night if there is a problem. Their response time may not be as quick as that of a commercial property manager, however.
