It's very common, and simply means that the land has settled slightly. There are many ways to fix this, depending on the width and length of the cracks. Sealing the cracks is easy and there are many new materials to do this. - Raising the sunken part is also an option, but expensive. In this case concrete is pumped in under the sunken part to raise it. I would get an expert to inspect and give you an appraisal.
