The unit is less than 6 months old and has been cooling great since I bought the home almost 3 months ago but since last week its 85 degrees in my house during the day when it is set on 70 so I was just wondering. The home warinty people sent a ac guy out and he said its because my unit is too small but I tried to explain it has done fine up until now. Before I go and spend alot of money getting my own ac guy out there I just wanted some advice from others.

The answer is 220 752.
To cool a 3,500 square foot house, you would need a seven ton system. That would be equal to about 84,000 BTUs.
70' x 30' = 70*30 square feet = 2100 sq feet.
To determine the appropriate size air conditioning unit for a 2100 square foot house, you generally need about 20 BTUs (British Thermal Units) per square foot. This means you would require an AC unit with a capacity of approximately 42,000 BTUs. However, factors such as ceiling height, insulation quality, and local climate can affect this calculation, so it's advisable to consult with an HVAC professional for a precise assessment.
It depends on factors such as insulation, climate, and number of windows. A 3 ton AC can typically cool a space between 1500-2100 square feet, so it may be able to cool a 1800 square foot area but efficiency may vary.
