For creating your own dorms from scratch, you need to go add an empty lot to the neighborhood. Decorate the future dorm as you desire (remember to include counter islands, ShinyTyme Cooktop, sprinkler, dorm doors (also called Myne Doors) in the "other" for doors, and dishwasher/sink). Go to the cheat screen and type in changelotzoning dorm. Your lot will now function as a dorm.

Another thing you should know is that if you are building your dorm from scratch, start with a residential lot - this will ensure you get a mailbox. The "changeLotZoning" cheat will not get rid of a payphone on a commercial lot, and using the "moveObjects on" cheat to delete the payphone won't help your sims move in. If you type "help" in cheat mode, you will get a long list of cheats to use.

Get An Empty Residential Lot But Stay In The Neighborhood, then Press Ctrl+Shift+C All Together. Then Type On Your Keyboard: "ChangeLotZoning Dorm" Without The Quotes. And Then Build your dorm! Note: This WIll WOrk with Base game As An Apartment!

1. You start off building a dorm as a residential lot (it must be residential) and then use a cheat to change the lot type.

Build your lot first. Make sure you have everything you need/want on the lot before you do the change because changing it afterwards is a bit of a pain.

2. To operate properly as a dorm, with a dorm cook and everything, you must have the following on the lot:

KITCHEN

ShinyTyme Cooktop (this is the cooker that came with University)

Counter Islands (at least 3 with the non-sitting side accessible to the cook, i.e. not against the wall)

Dishwasher or sink in the same room as the ShinyTyme Cooktop

Garbage Can or Waste Disposal

Sprinkler

REST OF THE HOUSE

Lights

Phone (at least one)

and use the dorm doors to make rooms for the students to live in.

3. Once you are finished building as you want, open the cheat box and type

changelotzoning dorm

Press enter

4. Save and exit the lot - the change only sticks once you have exited and saved the lot.

Once you re-enter, you will have a new dorm.

If you mean a room, in the build category theres a special door with flags etc which will give a sim its own private room if clicked on in play mode. If you mean a building then use a similar cheat to if you want to make an apartment, hotel, community lot etc. Hope this helps!
