The two main factors are to operate the motor at a voltage the manufacturer recommends. The other factor is not to overload the motor, keep the amperage within the nameplate rating. Use an approved motor contactor with an attached overload block to protect the motor from overloads. Sizing the motor to the load will go a long way to accomplish this. If the motor has greasable bearings, change the grease as per the manufactures specifications. Another factor is to keep the motor frame clean of material build up. Usually industrial motors are totally enclosed and have cooling fins on the outer frame. At the opposite of the drive end is a fan that blows air over the motor to keep the motors cool. Make sure that the fan is not blocked and is producing a good flow of air over the motor. By adhering to these preventive maintenance procedures, it will go a long way to getting the full life from any motor.
