Step two is to look at Land Registry data to see what property like your in your area has recently sold for.

Step three is to have a play with the two major Automated Valuation Modeling websites that are available to the public (Zoopla & HomeTrack). They will give you a computer program generated valuation estimate of your property.

Step four is to invite 3 local estate agents around to your property. They should all give you free valuations.

Step five is to put all your research together and use your common sense to see where your property fits into the the evidence and facts you've gathered.
