The only reason in price difference is because those under a firm automatically has homes to sell because of their company builder. Your question doesn't make much since! If a sellere doesn't sing he/she just doesn't sign! You don't have a deal! If it's a realestate transaction you need to know why there not signing, because if they have received a better offer and is already under contract they will have to honor the existing contract with you. If not you can sue them, and make them honor the contract.
