From my research you can start out with a Dollar Store for as low as $58,900. I didn't research it enough to see what you get but that is the low end. Dollar General offers a start up for as little as $38,000 or so. But there again I don't know what you get cause by looking at the other levels the more you invest the larger the square footage you get to start with. The next level up from 38 is a 1,000 square foot. What does $38,000 get you, a double stall garage?
