If you didn't hire an agent, well quit your cheap ways. here's one thing that could go wrong: part of the property (lets say, the driveway) actually belongs to the neighbor. you have to get a release from the neighbor, but then you find out they have an IRS lien against their own house. then you have to get a release from the IRS, and well, just think how long it takes to get your tax return.
