Why would the water pressure from your well start out strong but drop quickly after opening the faucet?

Chances are the pipe is being constricted somewhere in the line. However, there is also a chance there is a problem with your well pump, water tank, or well itself. It depends on what you mean by "quickly". If the pressure is good right away, but almost seems to "spray" out of the faucet and then after just a few seconds drops to a low but stable pressure, then a constricted pipe is most likely the problem. If it is good right away, but then quickly drops after a 30 seconds, or minute or two, it could be a pipe but is more likely something wrong with the pump, tank, or well. it occurs in only certain places in the house, then it is most likely a partial blockage in the pipe that leads to that specific faucet(s) or the faucet itself. If it is in the entire house, then it could be a partial blockage in the main line coming to the house or something to do with the pump, tank, or well. A constricted pipe could be caused from pipe corrosion, foreign material, a bent area of pipe, a partially closed valve, or a partially frozen pipe. If you live in a cold climate and think freezing might be affecting the constricted areas in question then this might be the first thing to check by gently thawing the affected pipe areas as you would a frozen pipe to see if the pressure returns. Corroded pipes can be replaced or possibly cleaned with the water to that area turned off. To see if it is the pump or related equipment , you can check the pressure at the pump or right after the water leaves the pump. This can be as easy as reading the gage on your pump or attaching a gage to a nearby hose bib or as hard as cutting out a piece of the pipe and installing a pressure gage directly in the line. You will have to determine if your pump already has a gage or a nearby hose bib to easily install a gauge or if you have access to somebody with the skills to do the pipe cutting. If the gauge shows a pressure drop after you open a faucet, you know to call in someone who services well pumps. If the gauge stays the same, you know the pipe is being partially blocked somewhere down the line. If you know it is the pump or other equipment, then there could be a million things possibly wrong with it from worn parts, to leaks, to a poor electrical supply. With research, you might be able to narrow down the problem and with the right resources you might be able to fix the pump yourself but calling in the pro will get you running water much faster and you wont have to deal with a potentially very deadly shock hazard!


Why does our gas hot water heater have insufficient hot water?

There are a few possibilities. One is that the water heater is not large enough for the demand put on it. Another is that it is not turned up high enough. Another is that your shower and bath valves are preset so as limit that maximum temperature. These can be adjusted and how to do it is dependent on the type of valve. Typically you have to remove the shower valve trim to get to the adjustment screws. Some Delta brand single-control pressure-balancing valves have a stop disc hidden under the control handle that can be rotated left or right in fixed increments to set the maximum temperature. Another reason is calcium buildup at the bottom of the water heater which impedes its ability to heat water efficiently. This can be mitigated by opening the valve at the bottom of the heater and shutting off the hot water outlet valve on the top. I like to drain it a bit and then turn on and off the cold water supply to surge and lift the sediments off the bottom so they will make their way out the hose bib at the bottom of the heater. If you have very hard water in your area, the tank may require deliming after a few years of use. Remove the hot water fitting at the top and drain out half the water. Pour de-liming granules (a weak acid) into the hot water outlet with the aid of a funnel and turn the temperature of the heater up to its highest setting for an hour, or so. Turn the heat off and let the hot acid solution work for a while, then drain the tank, reconnect the hot water fitting and flush it out thoroughly via the drain valve before setting the thermostat to the normal temperature and returning the tank to service. Deliming granules are available from many hardware stores. You might consider replacing hot water tank with a tankless water heater. It pays for itself in a few years, but will require a dedicated circuit, if electric, or upgraded supply pipe, if gas. Tankless heaters also have a tendency not to turn on at low flow rates, thus providing no hot water at all, and giving up a water tank is also loss of an emergency potable water supply in case of a natural disaster.


How does a frost free hydrant work?

Frost-free yard hydrants are installed to provide water to various locations in the farmyard during all seasons of the year. They are manufactured and installed in such a way that they will operate throughout the winter without auxiliary heat.OperationA major component of a hydrant is a stop-and-drain valve. This valve is located below frost level, usually 2 to 3 m below the ground surface. The valve is operated by a lever or wheel that is connected to the valve by a control rod. When the valve is open, water flows from the supply line, through the valve, up the riser pipe and out through the head of the hydrant.When the valve is closed, the flow of water stops, and a drain hole in the valve opens. The water contained in the riser pipe flows out of this drain hole into a gravel bed, leaving the riser pipe empty and preventing ice formation.InstallationIt is important that the riser pipe drain quickly during cold weather to minimize the formation of ice inside the riser pipe. At least one cubic yard of clean, coarse gravel must be placed around the stop-and-drain valve of the hydrant. A container such as a heavy plastic bucket placed upside down around the valve will also aid the quick draining.Any adjustment of the hydrant should be done before backfilling. Proper adjustment of the hydrant will allow: * unrestricted flow when the valve is open * no seepage past the valve when it is closed * proper draining of the riser pipe when the valve is closed * no leakage through the drain hole when the valve is open A hydrant can be checked to see if it is draining by allowing the water to run, shutting off the hydrant and holding the palm of your hand over the end of the spout. If suction is felt, then the hydrant is draining.The water pipe supplying the hydrant should never be less than 1 inch (25 mm) inside diameter. Hydrants should be located where they will not be subject to damage by livestock or machinery.Hydrants should never be installed in or near wells or pump pits. Under the new water well regulations, it is illegal to locate a well inside a pit. Drainage from the hydrant can contaminate the well or flood a pump pit.For example, the end of a hose being used to fill a sprayer tank may become submerged in the chemical solution. If the hydrant it shut off and starts to drain, a siphoning action will be started, and the chemical from the sprayer tank will be siphoned into the drainage area. If the hydrant drains into the well casing or well pit, the result may be considerable contamination.An air gap must always be kept between a hose outlet and the highest possible water level in any tank. Anti-siphon or vacuum breaker valves are available for hydrants that will help prevent this very common type of accident.Using HydrantsIf a hydrant is to be used frequently during summer months, it may be advantageous to put a hose bib or globe valve on the outlet of the hydrant. The hydrant valve can then be left open over the summer, and the gravel bed will remain dry to allow better winter drainage.If a hydrant is used in winter, a large volume of water, 25 or 30 gallons (100 - 150 litres) should be drawn off occasionally. This action will melt the layers of ice that can build up in the riser pipe.Hydrants make excellent risers for automatic stock waterers (see Agri-facts 716 (C52) Automatic Livestock Waterers). They allow individual waterers to be shut off in winter or during prolonged winter power failures.Figure 1. Hydrant operationFrozen HydrantsA hydrant can freeze due to improper valve adjustment, a saturated drainage bed, a plugged drain hole or improper use, such as incomplete shut off or the constant withdrawal of only small amounts of water.Should a hydrant freeze, it should be thawed as soon as possible to avoid damage. Hydrants frozen above ground level can usually be thawed by heating with an electric heat tape, a torch or hot water. If the hydrant is frozen below ground level, the head will have to be removed and hot water poured down the inside of the riser pipe. This step is most easily accomplished by soldering a copper tube to a funnel and pouring the hot water through the funnel and tube to the point where the ice has formed.
