All homes should test for radon from the third floor clear down to the basement. Previously, radon testing was limited to underground basements or living spaces only.

The Test

Radon gas is measured in picocuries per liter of air. Testing is inexpensive and can be performed by the homeowner by purchasing a testing kit. You may also wish to use a professional testing service, particularly if selling the home. There are two categories of tests; the short-term tests and long-term tests. The testing units are placed in the home for anywhere from two days to 90 days for the short-term tests and the long-term tests remain in the home for more than 90 days. The testing units can be charcoal canisters, electret ion chambers, alpha track, or continuous monitors.

The Results

If a short-term test shows levels which are over 4 picocuries per liter of air, you will want to perform a second short-term test to confirm the results, or have a long-term test performed. This is the level which is deemed to be the same level as the outdoor air, and should not be cause for undue concern according to the Environment Protection Agency (EPA).

More and more homes are being tested for radon as part of the standard pre-purchase inspection, particularly in some regions of the country. Don't wait until you are ready to sell your home to test and remedy any radon issues. This will cause you to find yourself in a poor marketing situation.
