Sounds like both you and your wife(if you are quoting her correctly) are being a bit dramatic. I doubt you are by your wife's side every hour of every day. I doubt that not having you with her always is going to cause her a nervous breakdown. That being said you should by all means be able to take some time to yourself and do something you enjoy with out her once in a while. The both of you having outside interests gives you new things to talk about. Sit your wife down discuss what you plan to do and when it will work for her for you to do it, but make the you time non-negotiable.

Do you have to honor a lease for tenants in a house you are buying in Louisiana?

The sale of a house does not terminate a rental agreement, but the rental agreement is with the former owner and not with the new owner, unless otherwise agreed in the sale. The former owner of the house is liable to the tenants for damages, unless otherwise stipulated in the rental agreement. You will have to evict the tenants to get them out, and they can sue the former owner. I don't think anyone would sell a house without some sort of transfer or termination of the lease. I am not a lawyer.

What are the responsibilities of a new mortgage owner to existing tenants what if new owner wants to tear down and rebuild?

Usually the new owner can do what they wish with the property, but must give some consideration to the previous owners contract with any tenants. You should give such tenants reasonable time before they must vacate. Let them know your intentions and discuss what amount of time would be acceptable for all parties.
