theodolite or total station is what you usually see a surveying looking through and is the instrument on top of the tripod. A total station instrument records location points, point of driveways, property corners, building corners and anything that is on the survey map. Points are coordinates in x, y, and z format. X and Y are north and east, and the Z coordinate is straight up (elevation). Many total stations have an EDM (Electronic Distance Measuring Equipment) feature that also measures from the instrument to the rod the user is locating.
