In terms of the eviction process, landlords are more likely to follow the law because it is explicitly in the tenant's favor and it can backfire on them if they take shortcuts. The best thing to do, assuming the landlord has a valid reason to evict, is to offer in writing to correct the problem (e.g. a payment schedule for back rent) and see if they will agree to it. If not, know how much time you have and figure out somewhere else to live.
