-Don't let things go. Be persistent in following up. If damage is ever caused by maintenance personnel, deal with it promptly rather than in a week. Take pictures.

-When you move out, take the time to do a walk-through with the manager or assistant manager. Take care of anything they mention. If they say anything relating to money, like, "Oh, this is good, you won't be charged for cleaning," GET IT IN WRITING AND SIGNED, AND GET A COPY.
