I paid my inspector, consequently, the report belongs to me. If the inspector shares this with anyone else and gets paid for it we now have a different situation. The report is mine and ethically should NOT be shared with anyone else unless I gave the inspector permission to show it to others. I had my inspection done BEFORE I purchased the house to see if it met all building codes and structural procedures, proper wiring, sprinkler systems, air conditioning quality of size in relation to the size of the house and other things that made sense but I was unaware of.
He found a number of serious problems including a span from one side of the building to the other without proper supports in the center to keep it from sagging. This would have made the building impossible to resell in the future unless I had repairs done.
The builder fixed all the problems including the installation of a hot air return which improved the circulation of hot and cold air which saved me a more money and made me feel more secure. I have lived there for ten years without any problems.
If the inspector shows it to others the report is obsolete because the house may have undergone changes since the inspection, consequently, it is not a valid inspection. There might have been a fire, or infestation by termites, or the water table changed and so on. An outdated inspection has no value as much could have surfaced in the time since the last inspection.
