Any deed executed by a legally competent owner by their own free will is a voluntary deed.
Yes. In Massachusetts and other states there is a procedure whereby the mortgagor gives the bank a deed in lieu of foreclosure. You should discuss a "deed in lieu of foreclosure" with the mortgage department of your lender.
Unless you are very confused, you know that a trust deed is what some states call a mortgage. A voluntary surrender, if done carefully and probably with a lawyer's help, can result in the mortgage being terminated with no further liability to you. The tricky part is to make sure there is no tax liability on your part due to the cancellation of the balance due on the note.
Restitution means paying back someone for what you have taken from them, "making them whole again," or doing some kind of deed to make amends for something bad you did.

I spoke with a lawyer...Voluntary foreclosure could be better because it would only be 1 hit on your credit instead of having to go 180 days past due. You can offer the deed to your house if the bank will take it to prevent the bank from placing a judgment for any amount uncollected at the sale.
Yes, a voluntary foreclosure (deed in lieu of such) is a foreclosure just as a voluntary repossession of a vehicle is a repossession. All the same penalties/fees, recovery of debt laws apply and the information entered on the debtor's credit report will be as a foreclosure regardless of the circumstances involved.
