If you do it right, there is very little waste with hardwood flooring. When laying the floor you will start at one end and install long rows across the room. The cut off at the end, when you reach a wall can be used as the first piece for the next row. So, when you reach the end of a row, don't look for a piece that is almost the same length you need and cut off the end. Use a piece that is twice as long and cut it in half using the cut-off to start your next row.
Since there is little waste, you can multiply the area's length times width and you will be pretty darn close. If it's not a square or rectangle shaped room, break the area up into measurable squares and add them together to give your suppliers a figure.
I would only add an extra couple boxes depending on the size of the job. Not to account for waste, but for error in measuring and split pieces.
