Well, you aren't really giving me much to go on, but seeing other simiar questions, I'm guessing that this is a homework assignment or something? My first knee-jerk response is to tell you to read the book yourself and figure it out.
But if you want the cliff notes version, the tragedy of the Phantom's story is that he was an extremely talented man who would have been one of the most celebrated men of his day, were it not for his unfortunate appearance. Basically he had everything going for him except looks, and that one single lack condemned him to a life of isolation and loneliness.
From the final paragraphs of the epilogue (de Matteo translation): "Poor, unhappy Erik! Shall we pity him? Shall we curse him? He only asked to be 'someone,' like everybody else. And he had to hide his genius or use it to play tricks with, when, with an ordinary face, he would have been one of the most distinguished of mankind! He had a heart that could have held the empire of the world; and, in the end, he had to content himself with a cellar. Ah, yes, we must needs pity the Opera ghost."
The fact that Christine does not love the Phantom and he is a sad tortured soul that has lived a terrible life and has spent years tutoring Christine and teaching her how to sing and he loves her so much and she only loves Raoul and she leaves him in the end to be with Raoul and damns him to live a life alone in the catacombs of the Opera house.
It breaks my heart.
The sad part of The Phantom of the Opera is basically the fact that Christine ends up with Raoul or Phillipe (depends on the version) instead of the Phantom. In some versions, the Phantom even ends up dying.
One incident would be when the phantom uses a knife to make the great chandelier crash down and kill a few patrons, and start a fire in the Opera Garnier.
