The beach ball is lighter and more than likely larger than the metal ball. This causes it to be more affected by air resistance during the fall. The beach ball reaches terminal velocity first and stops accelerating while the metal ball continues to accelerate. The end result is the metal ball touches down first.
Air resistance is the ONLY reason the two balls behave this way. Otherwise, both would fall the same way and touch down pretty much simultaneously. They will certainly do this in a vacuum, but you can also mitigate air resistance by placing the two balls on top of a board (large enough so that neither ball sticks out over a board edge) and then dropping all three as one. The results should be considerably different from your first experiment.
