"Hereditary" refers to human nature. It is well said that "nature cannot be changed." Hereditary factors are the major habits and behavior transfers from parents and blood relations. Traits are passed on from one generation to another. For instance, a person with a reserved nature or an aggressive nature has difficulty as an employee. They both have interrelated influences.
Hereditary factors determine a person's temperament. This is what makes people seem so much like other people. There have been different classifications of temperaments offered for thousands of years, but there is general agreement that there are four basic temperaments. My favorite classification is that of Melancholy, Phlegmatic, Choleric, and Sanguine. Each person has a blend of two temperaments, one inherited from the father and one inherited from the mother. Environmental factors determine a person's personality with temperament forming the baseline characteristics of that personality. The environmental factors include everything from prenatal influences, the way a person is raised and the outside influences such as location, schooling, friendships, traumas or joys, religious instructions and experiences, political events, significant relationships, etc. They also include personal choices and their consequences. This is what makes everyone unique from everyone else. So, you could say that hereditary factors basically determine how we are like each other, and environment factors shape the hereditary foundation to make each of us unique and special in the world.

A building line is a distance from the street or edge of your lot that you cannot build in. A building line can be in the front, side and rear yards. You can find building lines by looking at your property survey or the title policy you received when you purchased the property. For example, if you see a line running accross the front yard on your survey that says building line, you cannot build between that line and the street in front of your property. You can only get permission from your local municipality to build beyond the building line if the municipality was the body who placed building lines on your property. If your developer created the building line when he filed the plat of subdivision with the county, and your neighbors have not violated the building line, then most likely you will not be able to build beyond that line.

The design of a building can influence it's impact on the environment in ways such as energy consumption, the types of materials used (natural and renewable, or do they off-gas toxic chemicals), the amount of natural landscape disturbed, the slope of the site can influence erosion, etc.
