It was free and you can't get much cheaper. When the colonist landed in the New World they saw empty land compared to England where it was owned by someone. Your question makes it seem like there was a real estate agent standing on the shore just waiting for the ship to pull up. There was NOTHING there, so they chopped down trees, built fences, and took what they wanted ( even forget about the Native Americans who all ready lived there, but that is another story).
