The best and least expensive way to determine if you havea leak in your pool would be to perform a bucket test. Put a 5 gal. or so bucket on the top step of your pool, add water to it to the same level as the water on the outside (pool water) of the bucket - mark those water levels. Within 12 or so hrs. you should be able to tell if one or the other has changed levels. With bucket on top step the water in the bucket assumes the same temp as the pool water thus equal evaporation. If the pool water drops significantly from that of the water in the bucket then you most likely have a leak. Finding the leak is a much harder process. The hard way would be to test at all prominent cracks in the plaster, tile line, return fittings, suction fittings, main drain grate area, skimmer etc with a color dye. Phenol red the solution to test for pH can be used. Best testing method would be with the circulation off and when the water is dead still. It is a tedious and long task. Best way would be to have a leak detection service come in after you performed the bucket test. ( They would do the bucket test also). They are equipped to locate leaks with sophisticated instruments and would also be able to fix most or all leaks. Leaks left without repair always get bigger. The leak underground can create enormous cavities near the source and beyond. If your pool is located near a hillside and above a neighbor you run the risk ( in extreme cases) of the pool slipping down the slope into the neighbors house. Continuous leaks waste water, chemicals and create havoc with trying to balance chemistry. With the loss of chems. algae start to bet a foot hold. Problems start to mount.
