This is the behavior of some animals who will mark out a territory and often protect it. For example, some animals may "mark" its territory by urinating in various spots, as if to say, "This is MY area - You Stay OUT!" to a competitor (such as another male).

Once the animal has "marked" its territory, it is likely to defend that area to the best of its ability. However, if a bigger, stronger competitor comes along, there could be a real fight.

Why some animals exhibit this sort of behavior (territorialism) is not thoroughly understood.
