Ans 2 - There is no real guide that way. -It depends much more on age, appearance, what needs to be repaired/renewed , the ambience of the park and pad rental fee. - In my geographic area, Pad rental fees (for the same size) range from 325 - 700 per month.

Homes in similar condition can range from 20,000 in a 'seedy' park, to over 60,000 in an excellent park. I looked at over 24 parks over a period of a year before narrowing it down to 3 . I then started driving around those 3 about twice a month, and talking to local realtors and park managers. -Finally I struck it lucky with a home that was just what I needed for about 1/2 the regular price in a really good park.
