A typical "grandfather" clause will usually only apply when there is no harm in allowing continued use of pre-existing construction that was built to the proper code at the time it was installed. If later code requires upgrades for "life safety" or other health or safety reasons (especially in multi-family dwellings), or if the old property is being converted to a new use, then the new code would probably be enforceable. You should try to work out something with the inspector to minimize expense but provide equivalent fire protection.
Get a copy of the AGA or other handbook, or the manufacturer's specific product testing report for the Type X, showing the fire resistance rating of the half-inch gypsum on metal studs.
