I am not a lawyer and must also say that not enough information is given. From my experience with lawyers and life.

What does the rental agreement say. Did you get it in writing that the wiring had to be a certain way? As many of the new electronics require but older building codes do not require. Whose fault is that then?

If it is something the landlord did deliberately?

Sometimes this creates a lawsuit of both the landlord and builder to find out who is liable. If either one is.

You say bad wiring. As in the job was done wrong or the wires were not up to par. Then a manufacturer would be liable and that creates a third party.

Then the question comes did the builder do it(work was inspected by city inspector) or someone change it later(a fourth suspect)?

Of course this is all left up to the complainant, you, to prove it was their fault.

So how much damage and would it justify a lawyer to settle the issue.

A good way to determine if you have a good case. Present it to a lawyer and if he will take it for a percentage. Your in. If he wants your money, your doubtful. Of course no lawyer is going to spend hours on an couple of grand case. It may be lots of dough to you. But a third of that is six hundred bucks and is about two or three letters worth of the lawyers time and not money for court time.

So one may take it to small claims court but better prove his position who, what, when, where, and why.

Sometimes life just gets us for not checking things out ourselves.
