Well, when planning students decide to stick with urban planning for their career and are hired to take care of plans for new buildings, infrastructure, etc. it's important to know the zoning regulations for the land you are designing on. A lot of controversy can happen if you're building something and halfway throughout the project the government comes and tells you that you can no longer finish the project because it violates the zoning laws.
