First let's understand that laws relating to the use and occupancy of real property (whether you call them tenancies or something else) vary from state to state and locality to locality. So whatever we say here is subject to where you are and what the laws are there. Second, let's walk through the situation a bit more carefully, as rent may be the least issue.
1. Don't mistake having an overnight guest now and then from subletting. An occasional overnight guest is one thing, and the lease may or may not talk about it specifically but most landlords will understand (some won't); if there any "rules" tagged on to the lease check them too. As a rule of thumb, anyone "hanging around" more than a month at a time may be given the status of a month-to-month tenant under local law, and require an eviction to remove.
2. A "permanent" live-in friend is most likely "subletting" under your lease (whether you have a written agreement with your friend or not) and local law, and there are probably restrictions and conditions in your lease if it is allowed at all (such as prior notice and consent, payment of a sublet fee, etc.). You also have to consider zoning laws: most communities limit the number of "unrelated" people who can share a single residential dwelling unit like a house, apartment or even mobile home. If it becomes a zoning issue (because a neighbor complains perhaps) this could cause you problems and could throw you into default under your lease.
3. Having said all that, if the "occupancy" is otherwise allowed and the lease does not talk about your needing "prior consent" or whether the rent you're supposed to pay changes with additional occupants (whether they are additional family members, extended family or unrelated parties), then it may be up to you to decide if you want to charge your friend anything. But beware: if you do this, you more likely than not are creating a "subtenancy". If at the end of your lease your "friend" refuses to move out, your landlord may be able to hold you responsible and make you evict your "friend" at your cost. So your choice here is to ask the landlord now for permission, or later perhaps for forgiveness.....
