What does it mean to have a satisfied judgment on your credit report?

It means that a person or company got a court order or some other legal order directing you to pay. That is the judgment. Satisfying the judgment means that you have met all conditions of the judgment and it is no longer operative. For example, you were sued and lost, and a judge ordered you to pay x dollars for x years. When it's all paid, you have satisfied the judgment.

Do I have to pay Title search fees when you refinance?

Yes. When you refinance you must order a title search from a title company. It is part of the closing costs. It tells the bank if there is any liens, judgment against your property and gives the bank a detailed look of the history of your property. The bank will order this so you don't actually contact a title company yourself, in fact if you do you will probably have to pay for it twice so do not order it yourself. Let your bank handle that. If you are upset because you have to pay for that remember, the bank is funding you in most cases more then you have invested in your house. They want to make sure your property as absolutely no discrepancies because they are holding more risk on your property then you are. No matter what bank you go to it is an absolute must when it comes to refinancing.

Yes that is what title insurance is for. However, there is a very good chance that the title insurance company will sue the attorney who was supposed to do the title search in the first place as they obviously didn't do their job.

What happens when you pay off a judgment?

Generally, the judgment holder will give back a document of some sort that gets recorded in the same office as the judgment was recorded. In NJ the document is called a Warrant of Satisfaction. It acknowledges that the judgment has been paid in full and been satisfied and that the judgment may now be removed as a lien. In other states the name of the document may be different, but the process is generally the same.

How do you Dismiss the judgment?

If a judgment has been recorded against someone, that person must pay the person holding the judgment the full amount of the judgment plus interest unless some lesser amount is agreed upon. When te payment clears, the judgment holder gives a document called a Warrant of Satisfaction (or some similar term), which the debtor sends to the state office where the judgment is recorded. That office will file the Warrant and the judgment will be released. It is never "dismissed". It is just paid and satisfied.
