I have rented to Section 8 tenants and have no complaints. Rent is paid on time. As far as damages, it's like any other tenant. That's why you collect a security deposit and if that doesn't cover damages you can sue the tenant. But a tenant on Section 8, good luck.

If someone is renting a house that is NOT in their name and the owner of the house has a lien filed against them how does that affect the renter and their credit?

It would not affect your credit at all because you are merely the tenant and are renting the property. Since you do not own it, and the owner is the person that has the lien filed against them, it will not affect you or your credit.

What is covered by homeowners insurance if you are renting the house?

The dwelling Owners policy does not cover the property or liability of a tenant. Rental dwellings are covered under a Dwelling Policy that covers rental properties not a homeowners policy. If the tenant seeks coverage, the tenant must buy his own Renters Insurance Policy.

Does your house have to be paid for before you can put it under section 8?

Good question: a landlord has the right to use the same tenant selection criteria as he would for anyone who is not on section 8. Consequently, the landlord may charge a security deposit if he accepts you. In the case of public housing, they may also charge a deposit but quite often times that doesn't happen.

Tenants may be wary or skeptical of the entire deal if it is not presented in a clear and honest way. To attract tenants, you may want to only charge rent and pay all other bills for the rental. Consider paying the utility and cable bills for the tenant, and only leave him or her responsible for paying the rent to you. It can be a nice gesture to offer use of a main pool or other facilities for the tenant. This will definitely attract a tenant into the possibility of signing a lease for a guest house. Also, make it clear that the guest house will be the tenant’s private quarters without any interruption from family members or staff. If a tenant understands this, then he or she will likely want to live in the guest house and sign the lease. I am renting an apartment in a Privet House. I have lived there for 31 years. The house is up for sale. What are my rites as a tenant for so many year. Am i entitle to some money from the landlord ?

Unless you entered into some agreement to eventually purchase the house, you have no legal rights to the house. Your lease should remain in effect until its termination date and then you would have to see if the new owners wish to continue renting to you.
