Yep, they need stratification but it does work. They grow mostly true from seed and take 3 to 7 years to produce fruit. I've grown them myself.
All mahogany trees were seeds at one time. They are tropical trees and can not tolerate freezing conditions. They do not live in deserts. So if you have the right climate, you can produce your tree.

The only place you can find Rox trees are at the Port. You have to be a paid Moshi Member to get Rox from the Rox trees. If your Moshi Monster is happy, sometimes a seed will grow into a Rox plant.
There are no apples in a seed only the potential to grow a tree that given the right conditions and care may one day produce fruit. Most fruit trees are now grafted onto hardy stock with cuttings from a reliable tree.

Lilacs are big srubs not really trees they will grow pretty much anywhere. They grow wild like weeds here.
