Are you the builder or the client? If you are the builder, you make a very detailed list of everything you are going to do, the materials you are going to use, the cost of materials and estimated time it will take to finish each task. You should also note permits you have to pull and note any thing that may be a problem that you can not see when you are making the bid. For example, there may be moisture or mold behind a wall that will require extra labor and cost to fix, Plumbing or wiring problems that are not visible until you to do the tear out, etc.
Include a copy of the diagram and measurements of the space you are building or remodeling that includes placement of counters or other architectural features. If there are finish items such a fixturing that the client wants to shop for and provide, make sure they have a date when these items should be on site and ready for you to install. If the client wants to select finishes like paint color and flooring but you are going to purchase them for the client, make sure they do this before the project begins and provide you with the product details and where they can be purchased. (like if they found tile at Home Depot)
Then you need to contact these places to make sure enough product is in stock, or to get the order placed. A lot of detail, but you need to have every bit of it spelled out for the client along with a time line for work. This provides the information your client needs and also what is needed for your workers.
My suggestion is not to start the project before all of those decisions are made and materials either purchased, ordered or on hold for you. You will also want your contact to specify that you and your workers and bonded and insured. Also note that any changes made by the client once the work has begun may incur extra costs for your time, labor, especially if it involves redoing something you have already done. Discuss what has to be done with you client before they sign the contract in case there was a misunderstanding about what they wanted done, or something they didn't realize would need to be done in order to have the project done the right way.
You may be able to find some samples of builder contracts online to give you an idea, but most of it is not form, but itemized details specific to every project. If any changes are made after the initial contract has been executed make certain the changes are reduced to writing and signed by both parties with signed copies attached to both copies of the contract. Then make certain to keep the signed contract in a safe place. Lawsuits between contractors and their clients are common.
