If you have been paying rent, and can prove it (receipts, cancelled checks, etc.), you have a de facto renter's agreement. You don't need paperwork (except the receipts). They can't kick you out. They can however commence an eviction. Most states and jurisdictions (but not all) allow evictions for no cause, which means they can evict you for whatever reason, or no reason. BUT -- they have to go through the entire eviction process. Evictions are odd. Because the landlord is given a streamlined legal process, they must in turn follow every rule and are given less leniency than they might expect in other legal processes. This means that, if a mistake is made and you handle your end properly, the eviction is stopped (usually). They can of course restart :} Some few areas require a reason for eviction (some parts of New York City) are that way. Spend a day checking out your renter's rights, and do it soon. FYI, in Southern California, a perfectly executed eviction requires up to 33 days unless the tenant wants to go sooner.
