All appraisal adjustments should be derived from the market. Within a market area there will be multiple, sub-markets, each with different values for specific features. For example, within a market area there may be a certain school district that is more highly thought of than another and houses within that school district may bring a higher price than elsewhere in the market area. Features such as the style of the house may bring a higher price in one part of a market area versus another. Or, the presence or lack of a garage or carport, etc. For these reasons, typically a "chart" is not applicable. An appraiser, wishing to avoid losing in an action brought against them by their State Regulator's, or in a lawsuit, should have their research product in their work file for each adjustment made.
