If your credit score above 500 , and have been employed for at least 1 to 2 years, you might be able to get a loan through your bank or credit union to buy out the mortgage from the current lender. If you have not ask the current lender how you can assume the loan, try asking them and explained them about your situation and see what you can do.

Your uncle and you have a home titled together and he has now died but I have made the payments for the last four years does his wife have a claim on your house?

Did your deceased uncle leave a will? He may have left some instruction as to who inherits his stake in the house. If he didn't, then yes, his wife will inherit his stake in the house, despite the fact that you have made the payments for the past four years (although you can ask her to make her share of the payments).

If you leave a little of your credit card balance unpaid each month will it have a positive effect on your credit rating?

It CAN have a positive effect, but it also depends on the rest of your credit report. Leaving a small balance is advice often given to people who are looking to establish credit: borrow money, pay most of it, but show that you can make payments responsibly by making payments on a small balance.

I don't think your score will tank, utilization should be around 35% of your credit limit anyway.

You are trying to take over payments on a friends vehicle but have bad credit can she leave the loan in her name and just have you make the payments to her then pay the difference on her insurance?

Not only would she leave the loan in her name but she would also have to leave the title in her name and this would cause a huge problem in the event that you were involved in an accident. She would be liable! Also, this is a sure way to end a friendship.

Maybe Not So Perfect?

When you decide to leave the house you are living in and purchase your very own home, you will need a home loan in order to either buy or build. Home loans can be tricky to get. You need credit, but some places dont necessarily require you to have perfect credit. You can apply for government assistance programs that give you a home loan, and the payments are not as high as those offered through a bank.
