You need a real estate license in order to help others buy/sell other people's real estate and accept a commission for doing so. Showing rental property is not a problem. My knowledge is based on practice in MA a few years ago.

There are many state laws involved in the sale of real estate. Beware this can and will cause many problems for you and the potential buyer. The only compensation you can receive is an hourly wage from the rental agency if you work for one.
