In many respects, the way to find a good real estate agent in Hawaii is no different than that in other states. There are a few different methods you can try:

• Referrals. Ask friends or family. As in many aspects of business, personal referrals and experiences can be stronger than any brochure or sales pitch. Real estate in Hawaii or elsewhere is very much a personal relationship driven business.
• Call a few local brokerages. Without agreeing to sign anything upfront, have a list of prepared questions ready to go and ask to speak with a realtor at the brokerage who specializes in your type of home or area. Don't be afraid to ask hard questions -- this is an important decision. Interview carefully.
• Search online and see which real estate professionals are the most active, have the most current website and blog about current real estate topics. If an agent is writing about what's happening in today's market, they likely know how to find the best deals or are knowledgeable about current financing or other policies. Real estate changes quickly -- stick with those who are on top of industry news.
• Visit a local real estate investor group or business gathering like The Action Takers, HiREI, Network808, FAMES or others. They often meet monthly and you're sure to find an agent or two at each event.

However, also ask yourself if a real estate agent is required for your purposes. There is no rule stating you must use the services of an agent to buy or sell property in the state of Hawaii. If you need to sell a property, there are other options than listing through agent. There are local Hawaii real estate investors who may be able to buy your home direct without you having to pay any agent fees (6% in Hawaii) or having to list your property hoping it sells. If the mortgage is a burden, the home is overleveraged or there is other motivation, an investor can often be your best bet.

If you're looking to buy a home, investors will often offer their rehabbed properties for a discount to those buyers who can pay cash or are pre-qualified and ready to buy, especially if they are not using a realtor and can buy without the investor seller having to pay any agent fees. By buying quickly and directly, you save investors much in the way of holding and transactional costs, which they are usually happy to pass on.

So think about your needs and interview as many agents and/or investors as you need. Hawaii has a lot of solid people in the real estate industry -- you're sure to find someone who can help you achieve your real estate objectives.

Look at the signs and recent sales in your neighborhood. Talk to the neighbors to see what their experience was like. Then, clean house and declutter. Interview three agents to see which you like the best. Note, the one with the price you like is not always the one--you want someone who has the capability to navigate through the steps of the sale.
