I am not clear on your object. -It sounds as if you now want to sell the mobile home ONLY, -but keep the land. Please re-submit with more detail, or consult the department with whom you did the deal turning it over to real estate.

Are mobile homes personal or real property in Canada?

Real estate is land; - the mobile home park in which mobile homes are parked would be real estate, but the mobile homes themselves are not real estate, they are the equivalent of large cars that you can live in. A car is personal property rather than real property, and so is a mobile home.

Does a mobile or modular home have a deed?

Generally:Homes are not transferred by deed, the real estate to which the home is attached is transferred by deed. A modular home is permanently attached to the real estate and therefore ownership would be acquired and transferred by deed.Ownership of a mobile home is evidenced by a certificate of title. Once the mobile home is purchased it can be installed on a rented lot on another person's land. When the owner wants to sell, she must sign over the title to the new owner and a new certificate of title is obtained through the DMV in most states. However, state laws vary and the laws in your state should be checked.

Who own your home if another person owns the land where it sits?

If the home is permanently attached to the real estate (not a mobile home) then the owner of the real estate owns the home. if you build a home on another person's land, they own it. Perhaps the owner would allow you to move the structure. However, you would need to restore the land to its natural state.

Where do you register a mobile home title in PA?

You register at the Pennsylvania Dept. of Transportation, and you will require 1.a certificate from an Attorney testifying there is no mortgage, judgement or lien on the mobile home 2.The form, ''Receipt For Mobile Home Title Cancellation,'' properly endorsed by the Department and issued by the owner who intends to transfer the mobile home. 3.The deed to the land indicating ownership of the mobile home by the owner who intends to transfer the mobile home. (in this case, I'm unsure what happens if the home is in a Park)

My mobile home is on some else's land If that land is foreclosed on does my home become part of the foreclosure?

Not unless the mobile home was part of the collateral offered for the loan that is in default or. For example, if the lender gave money to a borrower and secured a lien against land, then you placed the mobile home on the property, the mobile home is your property and was not part of the defaulted loan. You will be required to vacate the land, but should be able to take the mobile home assuming it belongs to you. Generally, true mobile homes are not real estate, they are personal property. A mobile home can become real estate if it is built after the 1970s, has a HUD sticker, is on a foundation and the owner pays property taxes. If this occured and was owned by person who defaulted on the loan, it might be part of defaulted loan. There may be a trustee of record for the foreclosure, if you are unsure about your rights you may contact them or an attorney for information

Is it necessary or advisable for a title company to be involved in the sale excluding land from one individual to another of a mobile home located in a mobile home park which owns the land?

If the home is not in California, a title company is a waste of money. In most, if not all states titling a home is comparable to a car. You can find all State Titling forms at the below link;http://www.chattelmortgage.net/mobile_home_Forms.html

What is the difference between infrastructure and real estate business?

Real estate is land and everything permanently attached to it -- so a house is real estate, but a mobile home is personal property. Infrastructure is roads, bridges, sewer lines, etc. Since these items are permanently attached to the land, they are part of the real estate (a subset of real estate).

In Texas can a mobile home and land be foreclosed on if the mobile home is missing or stolen?

yes...

Who owns your mobile home?

A mobile home is personal property, and has a title like other dwellings, rather than a vehicle title as is used for RV's. The resident may be the owner, or may be paying a mortgage to a bank that loaned money on the home. If the resident is renting, the home may be owned by a private individual, or by an operator of the mobile home park where it is located. Note that the land on which a mobile home is located may have an entirely separate owner (who leases the ground space), and a separate individual or company may be providing utility services.
