The capacity of air conditioner depends on many factors like number of windows, doors, direction of room walls, sealing etc.. Experts do heat load calculation for determining capacity of ACs for commercial use.

For residential use, we can use below thumb rule to determine the capacity of AC.

0.75 TR: 75-100 sqft

1 TR: 100-150 sqft

1.5 TR : 150-225 sqft2 TR: 225-325 sqft

However, it's our general observation that depending upon the customised requirement, higher capacity ACs are also used for small space.
